Standard Residential Home Inspection

​

Your Home Inspection will take about 3-6 hours depending on the size of the home and scope of the inspection.  You will receive a  full color report with numerous photos and narratives describing any Safety Hazards; Major or Minor Defects; Cosmetic Defects; or information such as meter and shut-off valve locations.  A digital copy of the report will be available by the end of that day.

Exterior

  • exterior wall-covering materials, flashing and trim

  • exterior doors and windows

  • porches, patios, decks, balconies and carports

  • eaves, soffits and fascia

  • vegetation, surface drainage, retaining walls and grading of the property

Basement, Foundation, Crawlspace & Structure

  • structural components

Heating

  • heating system, using normal operating controls

Cooling

  • cooling system, using normal operating controls

Plumbing

  • main water and fuel supply shut-off valve

  • water heating equipment, energy source, venting, relief valves, Watts 210 valves

  • interior water supply, including all fixtures and faucets

  • toilets, sinks, tubs and showers for functional drainage

  • drain, waste and vent system

  • drainage sump pumps with accessible floats.

Electrical

  • service drop, meter and base

  • overhead service conductors and attachment point

  • service head, gooseneck and drip loops

  • service mast, service conduit and raceway

  • service-entrance conductors

  • main service disconnect, grounding and bonding

  • panelboards, circuit breakers or fuses

  • switches, lighting fixtures and receptacles

  • ground-fault circuit interrupter receptacles and circuit breakers using a GFCI tester

  • smoke and carbon-monoxide detectors

Fireplace

  • readily accessible and visible portions of the fireplaces and chimneys

  • lintels above the fireplace openings

  • damper doors by opening and closing them, if readily accessible and manually operable

  • cleanout doors and frames

Attic, Insulation & Ventilation

  • insulation in unfinished spaces, including attics, crawlspaces and foundation areas

  • ventilation of unfinished spaces, including attics, crawlspaces and foundation areas

  • mechanical exhaust systems in the kitchen, bathrooms and laundry area

Doors, Windows & Interior

  • doors and windows by opening and closing them

  • floors, walls and ceilings

  • stairs, steps, landings, stairways and ramps

  • railings, guards and handrails

  • garage doors and the operation of garage door openers
